Short answer: Jobber is the cheaper start at $29 to $49 a month for one user, with two-way texting on its Grow plan and far higher app-store ratings. LMN starts at $297 a month plus an onboarding fee, and prices every estimate from an overhead budget. Solo and small route operators fit Jobber; budget-driven maintenance and design-build firms fit LMN.

Every page that ranks for this matchup was written by someone with a stake in it. Jobber publishes its own Jobber vs. LMN comparison; Granum, the company that owns LMN, publishes LMN vs. Jobber; most of the rest are review sites with sign-up buttons. This page has no affiliate links and no sponsor (see how we make money).

We did not use either product. This is a comparison of published documentation: on Oct. 7, 2026 we compiled each vendor’s pricing page, its help-center articles and its public app-store listings, then checked what each vendor says about the other against the other’s own documents. Where a vendor does not publish a number, we say so rather than estimate it.

Jobber vs LMN cost: tiers, seats and what each one charges per user

Jobber prices by plan and by team size. Its pricing page (checked Oct. 7, 2026) quotes four plans in steps of 1, 5, 10 and 15 users, each with three billing options: month to month with no commitment, monthly with a one-year commitment, or prepaid annually. It defines a user as “anyone who accesses your account at the office or in the field to view or manage the team’s schedule” and adds users at $29 a month each. Teams of 16 or more are sent to sales. All prices are in U.S. dollars and exclude sales tax.

What each Jobber step adds, per the same page: Connect adds QuickBooks Online and Xero sync, route optimization, GPS tracking, time and expense tracking, automatic payments and quote and invoice follow-ups. Grow adds two-way texting, job costing, geofenced automatic timers, optional line items and markups, and a custom automation builder. Plus adds crew scheduling, crew time tracking, job profit alerts, a custom report builder, and bundles the Pipeline, Marketing Suite and Receptionist products that are add-ons on lower plans.

LMN prices by plan and by license type. Its pricing page (checked Oct. 7, 2026) lists three plans, all “billed monthly” and all “after a one-time onboarding fee.” LMN does not publish the onboarding fee or the price of extra licenses. Jobber’s comparison page puts the fee at $797 to $1,497 and extra users at $20 a month; we could not find either figure on any LMN or Granum page, so treat them as unverified.

What three typical landscaping businesses would pay

List price only tells you so much until you put a headcount on it. The table below prices three common setups and compares the annual cost with what businesses of that size actually take in, using Census data. For the Jobber column we priced Grow, the lowest Jobber plan with job costing, as the closest match to LMN, and show Core or Connect where a smaller operator would realistically stop.

How we built these numbers

Jobber annual cost = the published monthly price × 12, at the annual-prepaid rate (low) and the no-commitment rate (high). For 6 people we took the 5-user tier plus one extra user at the published $29 a month, which is cheaper than the 10-user tier. LMN annual cost = the published monthly price × 12; LMN publishes no annual-billing discount and no onboarding-fee amount, so the fee is excluded. Average revenue: Census Nonemployer Statistics 2024 (NAICS 56173) reports 537,970 one-person landscaping businesses with $20.0 billion in receipts, or $37,227 each. The 2022 Economic Census reports receipts of $14.28 billion for 15,883 firms with 5 to 9 employees ($898,946 each) and $15.75 billion for 8,743 firms with 10 to 19 employees ($1,801,459 each), counting firms that operated all year. Census counts paid employees, not software logins, so the match between headcount and size class is approximate. Payment-processing fees are excluded.

Two things follow from this. For a one-person operation, LMN’s entry plan alone equals about 9.6 percent of average receipts, against roughly 1 to 1.6 percent for Jobber Core; that gap is the whole decision for most solo mowers. Once a business has a crew, either product costs less than half a percent of average revenue, so price stops being the deciding factor and fit takes over. That matters because small firms dominate the trade: 70.6 percent of landscaping employer establishments had 1 to 4 employees in 2023 (Census County Business Patterns), and LMN Starter’s six included licenses are more seats than most of them need. State-by-state counts are on our landscaping industry by state page.

For a company with employees, card fees can easily exceed either subscription. Jobber charges 2.9 percent plus 30 cents per card payment and 1 percent for bank (ACH) payments (Jobber pricing); LMN Pay through Stripe charges 2.99 percent plus $0.30 and 1 percent with no cap for ACH (LMN Help Center, LMN Pay FAQ, updated September 2026). If the 5-to-9-employee firm above collected half of its $898,946 by card, the percentage part of the fee would be about $13,035 on Jobber and $13,440 on LMN (estimate; per-transaction charges are the same on both and excluded). Moving that card half to ACH would cut the fee by roughly $8,500 to $8,900, more than either subscription costs.

Estimating: LMN’s budget engine vs Jobber’s quote builder

This is the real difference between the two products, and both vendors agree on it. LMN’s help center calls the budget “the most important thing you setup in LMN” because it “will guide how every estimate is priced” (LMN Help Center, Budget Types). Jobber’s pricing page lists no budget module: its price list stores a cost, a markup and a price for each item, and the person building the quote decides what those should be.

How LMN builds a price

LMN offers three budget types (Budget Types, updated September 2026). An Express budget takes only your markups and “under 5 minutes.” An Operating budget uses forecast sales plus labor, equipment, materials, subcontractor and overhead inputs; LMN says to bring a profit-and-loss statement, an equipment list and payroll hours, and to plan on 5 to 8 hours for the first one. Divisional budgets, which split overhead between maintenance, install and snow, are limited to Professional and Enterprise. Overhead is recovered by one of three methods LMN abbreviates MORS, FLH and SORS; it recommends MORS, which spreads overhead across labor, equipment, materials and subs.

The price stack, per LMN’s article on how it calculates overhead, labor burden and profit (Aug. 20, 2026): wage, plus labor burden (payroll taxes, workers’ compensation and similar, which LMN treats as a direct cost), plus an overhead markup derived from the budget, plus profit. LMN’s own illustration:

  • Wage $25.00 an hour + 29% labor burden ($7.25) = $32.25 loaded labor cost
  • + 204% overhead markup ($65.79) = $98.04
  • + 10% profit ($9.80) = $107.84 an hour sell rate

Two details in that example are worth knowing before a demo. First, the same company can show a 37 percent overhead ratio and a 204 percent overhead markup: LMN’s example has $370,000 of overhead on $1,000,000 of sales, which is 58.7 percent of its $630,000 in direct costs but about 205 percent of its $180,000 in labor if overhead is loaded onto labor alone. Second, the 10 percent profit in the example is applied to cost plus overhead ($98.04 × 10%), which is 9.1 percent of the $107.84 selling price ($9.80 ÷ $107.84). Check which convention your account uses if you are targeting a net margin.

LMN has two estimate types (Service vs. Standard Estimate, Aug. 21, 2026). Service estimates are for recurring maintenance, with per-season, per-visit or per-hour billing, contract start and end dates, and the option to split a season total into equal payments. Standard estimates are for one-off construction, priced by work area and billed by payment milestones, with purchase-order and job-planner reports.

How Jobber builds a price

In Jobber, a quote is a list of line items. Each item in the products and services list can carry a unit cost, a markup percentage and a unit price, and the quote shows an estimated margin, calculated as (price minus cost) divided by price, that only you see (Jobber Help, Markups on Quotes). Markups and optional line items are on Grow and Plus. For job costing, each team member gets one hourly labor cost that Jobber says “should include the employee’s wage, benefits, and taxes” (Jobber Help, Job Costing, Sept. 17, 2026). Jobber’s pricing page lists no budget or overhead-recovery feature; its answer is a free pricing calculator on its website that divides monthly expenses by working hours.

To see what that means in practice, take LMN’s example company and price it in Jobber. To recover $370,000 of overhead spread across $630,000 of direct costs and then add 10 percent profit the way LMN’s example does, every dollar of direct cost needs a markup of about 74.6 percent (1.587 × 1.10 = 1.746). In LMN, the budget calculates that and updates it when you edit the budget. In Jobber, you work it out yourself and type it into your price list, then redo it when wages or overhead change. Labor is the input that moves most: payroll alone equaled 32.3 percent of landscaping-services revenue in the 2022 Economic Census, and our landscaper salary data shows how far wages vary by state. For the pricing method itself, see how to bid landscaping jobs.

The trade-off: LMN makes you do the accounting up front and rewards you with consistent prices; Jobber lets you quote on day one and leaves the accounting to you.

Scheduling and route optimization

Jobber’s route optimization is on Connect, Grow and Plus. It reorders “anytime” visits using driving distance, can run for one person, a group or the whole team, and has to be done on the website by an admin; the mobile app shows the new order (Jobber Help, Route Optimization, July 31, 2026). Crew scheduling, which lets you assign a named crew to a visit in one step, is on Plus only. Jobber’s help article says it is web-only, “isn’t available in the Jobber app yet,” and that “assigning a crew lead is not yet supported” (Jobber Help, Crew Scheduling, Sept. 8, 2026). On lower plans you assign each person to each visit.

LMN lists scheduling, calendars, a whiteboard and route optimization on every plan (LMN pricing). Routes are optimized from a Map Route tab with an Optimize button (LMN Help Center, Scheduling FAQ), and routed job groups let crews work a snow route without scheduling each stop in advance. Schedule changes are made by an admin in the browser; crew leads can view but not edit the schedule in the app (LMN Crew App: Crew Leads Only). Live job and crew maps require Professional.

For a company running two or more crews, this is where the price ladder bites: Jobber’s crew features sit on its top plan, while LMN’s sit on its bottom one.

Crew time tracking, GPS and the mobile apps

LMN’s field app is LMN Crew, which the help center says is “intended as a replacement for the existing LMN Time Mobile App” (LMN Help Center, LMN Crew App). A crew lead starts and stops time for the whole crew from a task card, adds or removes members from “Today’s Crew,” and clocks into unbillable shop time or drive time (Crew Leads Only). Offline mode lets crews clock in and out, add notes and take photos without service and syncs later. LMN records GPS coordinates “every time they punch in and/or out” and says locations are not tracked otherwise (Timesheets FAQ). Each crew gets an Efficiency Score: the share of logged time spent on production work rather than drive time, loading or shop work (Efficiency Scoring).

Jobber timesheets start on Connect. Grow adds location timers that use a geofence around the client’s property to start and stop the timer, or to send a reminder; those need a data connection, but ordinary timers work offline and sync later (Jobber Help, Location Timers, May 27, 2026). GPS waypoints are logged when a worker clocks in or out, starts a visit timer, adds notes or marks a visit complete (Jobber Help, GPS Waypoint Tracking). Letting a lead start and stop timers for the whole crew, and logging breaks and drive time by label, are Plus-only (Jobber pricing).

Jobber’s comparison page says LMN “requires separate apps LMN Crew, LMN Time, LMN CRM.” LMN’s own documentation says LMN Crew replaced LMN Time. A separate LMN CRM app is still listed on both app stores, but its iPhone version was last updated Dec. 1, 2021 (Apple App Store).

CRM and client communication

Both include a client database, a customer portal for approving estimates and paying invoices, and texting. The texting is where they differ. Jobber offers two-way texting on Grow and Plus in the U.S., Canada and the U.K. (Jobber pricing). LMN’s SMS FAQ says “there is no reply handling”: if a customer replies to an LMN text, “that message will not be received by anyone in your company” (LMN Help Center, SMS FAQ, Aug. 7, 2026). LMN texting also requires sender verification with a one-time fee, and you lose the number if you cancel the SMS plan.

Jobber also includes online booking and request forms on every plan, and sells a sales pipeline, a marketing suite and an AI phone receptionist as add-ons below Plus. LMN’s CRM leans toward record-keeping: it lists task assignment with deadlines, automatic logging of important emails, client import from QuickBooks or CSV, and sales-pipeline analytics on all plans (LMN pricing).

On billing workflow, Jobber includes batch invoicing, progress invoicing and tipping on every plan, and adds automatic card-on-file payments and automated invoice reminders on Connect (Jobber pricing). LMN bills from the estimate type: per-season maintenance contracts split into equal payments, per-visit or per-hour billing, and milestone billing for construction (LMN Help Center), with automated invoicing “to send hundreds of invoices in minutes” on all plans (LMN pricing).

QuickBooks integration

If your books are in QuickBooks Desktop, the choice is made for you. Jobber’s help center says “Jobber does not sync to QuickBooks Desktop”; you can import Desktop clients once by CSV (Jobber Help, QuickBooks Integration FAQs). LMN supports QuickBooks Desktop on Professional and Enterprise through a sync tool installed on the QuickBooks computer (LMN Help Center, QuickBooks Desktop guide), and QuickBooks Online on all plans.

For QuickBooks Online, note the direction of the sync. Jobber’s newer integration, which its help center says is “gradually being rolled out,” is “one way, from Jobber to QuickBooks”: paid status on invoices no longer syncs back, and edits should be made in Jobber. Jobber’s QuickBooks sync starts on Connect, and Jobber also syncs with Xero. LMN’s Online sync runs through a separate web tool and requires QuickBooks Online Plus for two-sided service items; QuickBooks for Mac is not supported (LMN Help Center, QuickBooks Online guide).

Jobber or LMN for your landscaping business

Solo mowing or a one-truck lawn route: Jobber

At $29 to $49 a month, Jobber Core covers quotes, scheduling, invoicing, online booking and card payments for one person. If you want QuickBooks Online sync, route optimization or time tracking, Connect at $99 to $139 a month adds them. LMN Starter costs about 9.6 percent of the average solo landscaper’s receipts before its onboarding fee, and its budget engine assumes payroll and overhead a one-person business mostly does not have. What you give up: no overhead-driven pricing, so your markup is only as good as your own math.

Maintenance company with 2 to 5 crews: closer than either vendor admits

Choose LMN if you price maintenance contracts from a budget, bill per season, want crew leads to clock the whole crew from one phone with efficiency scores, need crew scheduling and crew-wide time tracking without paying for a top tier, or keep your books in QuickBooks Desktop (Professional). Choose Jobber if your edge is responsiveness: two-way texting, card-on-file autopay, online booking and automated follow-ups. At 6 people the list prices are close (Jobber Grow $3,096 to $3,936 a year versus LMN Starter $3,564 plus the fee), but crew scheduling and crew-wide time tracking push a multi-crew Jobber account toward Plus. Also note that Jobber measures job costing on recurring jobs over the last 30 days (Jobber Help, Job Costing), so a full-season contract view takes extra reporting.

Design-build and installation: LMN Professional, if you will build the budget

Standard estimates priced by work area, payment milestones, purchase-order reports, divisional budgets and real-time estimated-versus-actual job costing are all documented LMN features, most on Professional at $648 a month. Jobber handles progress invoicing on every plan and job costing on Grow, which is enough for a small installer quoting from a price list. What you give up with LMN: a 5-to-8-hour first budget, a sales-led start with no free trial, and mobile apps with far fewer and lower ratings than Jobber’s.

If you also run trades outside landscaping, Jobber is the more natural fit; LMN’s documentation is written for landscape, snow and tree-care work. Our landscaping software section covers the wider field.

Read these with care. Jobber’s ratings come from a single app that office and field staff share across dozens of trades. LMN’s main product runs in a web browser, and its crew app has only 14 iPhone ratings, too few to say much beyond this: Jobber’s mobile app is far more widely rated, and its rating is higher on both stores.

Jobber vs LMN: questions searchers ask

Is there anything better than Jobber?

For a landscaping company that wants prices driven by an overhead budget, crew-lead time tracking on an entry plan or QuickBooks Desktop, LMN’s published features match those needs and Jobber’s do not. For solo operators and multi-trade service businesses, Jobber’s lower entry price, free trial and two-way texting are hard to match. Better depends on which of those you need.

What are people saying about LMN landscape software?

On public app stores, LMN’s crew app is rated 3.2 on Apple (14 ratings) and 3.5 on Google Play (83 reviews) as of Oct. 7, 2026; its older CRM app is rated 2.7 and 2.8. The samples are small, and the stores only rate the mobile apps, not the browser software where LMN’s budgeting and estimating live.

Is Jobber really worth it?

At $29 to $49 a month for one user, Jobber Core costs about 1 to 1.6 percent of the average solo landscaper’s receipts. Whether that pays back depends on how much office time it replaces, which no public data measures. It is weaker for firms that need overhead-based estimating; Jobber’s price list holds a markup per item but has no budget engine, so you have to calculate the right markup yourself.

Who is Jobber owned by?

Jobber was co-founded in 2011 by Sam Pillar, its chief executive, and Forrest Zeisler, its chief technology officer, according to the company’s About page. Its apps are published under the seller name Octopusapp Inc. on the Apple App Store. LMN, by comparison, is owned by Granum, formed when LMN, SingleOps and Greenius merged in late 2024.

How much more does LMN cost than Jobber?

At list price, LMN Starter ($297 a month) costs about six times Jobber Core ($49 with no commitment) for one person, before LMN’s unpublished onboarding fee. For a 6-person team the gap nearly closes: Jobber Grow runs $258 to $328 a month for 6 users, against $297 for LMN Starter.

Does LMN have a free trial?

LMN’s pricing page offers demos and does not list a free trial, as of Oct. 7, 2026. Jobber offers 14 days with Grow-plan features and no credit card required.

Software prices and plan features change often, and both vendors change theirs without notice. This page is general information, not financial or accounting advice; confirm current pricing, fees and contract terms with each vendor before you sign. How we compile and correct pages is described in our methodology.
